Terms of Use

These Terms of Use govern access to and use of The Bridges Community Portal, including the resident portal, guest access tools, Neighbor Exchange, Community Board, document areas, notifications, and other portal features.

By accessing or using the portal, you agree to these Terms of Use.

1. Purpose of the Portal

The portal is provided by The Bridges Community Association for community-related services, resident communications, guest/vendor access coordination, community resources, and other Association-approved functions.

The portal is intended to improve community operations and resident convenience. It does not replace the Association's governing documents, official notices, management instructions, or applicable law.

If there is any conflict between portal content and the Association's governing documents, the governing documents control.

2. Eligibility

The portal is available only to authorized users approved by the Association, which may include owners, residents, tenants, Board members, committee members, management personnel, security personnel, and other approved users.

The Association may approve, deny, suspend, or terminate portal access at its discretion, subject to applicable law and the Association's governing documents.

Users may not share login links, account access, or authentication credentials with unauthorized persons.

3. Account Security

You are responsible for maintaining the security of your portal access.

If you believe your account, email, login link, or device has been compromised, you must notify the Association or management promptly.

The Association may require additional verification before granting or restoring access.

4. Passwordless Login

The portal may use passwordless email login links. Login links are intended only for the recipient and may expire after a limited time.

You may not forward or share login links with others. Anyone with access to your email account may be able to access your portal account, so you are responsible for maintaining the security of your email account.

5. Guest and Vendor Access

The portal may allow authorized residents to submit guest, vendor, contractor, delivery, or service-provider access requests.

Submitting an access request does not guarantee entry. Security personnel may still verify identity, apply Association rules, deny access, or follow additional procedures.

Users are responsible for the accuracy of guest/vendor information they submit.

The portal is not an emergency service and should not be used for emergency access instructions.

6. Resident Content

The portal may allow users to submit content, including guest access notes, profile information, Community Board posts, Neighbor Exchange listings, images, comments, reports, and other materials.

You are responsible for content you submit.

You agree not to submit content that is:

  • false, misleading, or fraudulent;
  • harassing, threatening, abusive, or defamatory;
  • obscene, explicit, pornographic, or otherwise inappropriate;
  • discriminatory or hateful;
  • invasive of another person's privacy;
  • unlawful or encouraging unlawful activity;
  • spam, advertising, or unrelated commercial solicitation;
  • malicious, harmful, or containing viruses or code;
  • inconsistent with the purpose of a private residential community portal.

The Association may remove, hide, moderate, retain, or restrict access to content at its discretion.

7. Neighbor Exchange

The Neighbor Exchange is intended for private, resident-to-resident community exchange, including buying, selling, giving away, borrowing, lending, trading, or recommending items or services.

The Association is not a party to transactions between residents and does not guarantee the condition, safety, legality, quality, availability, or accuracy of any listing.

Users are responsible for complying with applicable laws and using good judgment when arranging exchanges.

No payments are processed by the Association through the Neighbor Exchange unless the Association expressly implements an approved payment feature in the future.

8. Community Board

The Community Board is a private resident discussion area. Posts are not official Association notices, Board action, management instructions, or legal guidance unless clearly identified as official by the Association.

Users should communicate respectfully and avoid posting sensitive personal information, confidential Association information, security-sensitive information, or content that may create unnecessary conflict or risk.

The Association may moderate, close, hide, or remove discussions.

9. Images and Uploads

Uploaded images or files may be scanned, reviewed, moderated, resized, stored, deleted, or rejected.

The Association may use automated tools and/or human review to detect inappropriate, explicit, unsafe, or prohibited content.

Users may not upload images or files they do not have the right to use.

10. Official Notices

The portal may display notices and community information. However, unless expressly stated, portal communications may not replace official notice methods required by the governing documents or applicable law.

The Association may continue to provide official notices by mail, email, posting, delivery, or other approved methods.

11. No Emergency Use

The portal is not monitored as an emergency system.

For emergencies, call 911. For urgent security or gate matters, contact security or the guard gate using the current community procedures.

12. Monitoring and Audit Logs

The Association may maintain logs of portal activity for security, administration, compliance, dispute resolution, troubleshooting, and audit purposes.

This may include login activity, account changes, guest access submissions, content submissions, moderation actions, administrative actions, and system events.

13. Suspension or Termination

The Association may suspend, restrict, or terminate access to the portal if it believes a user has violated these Terms, created security risk, abused portal features, submitted inappropriate content, or otherwise acted inconsistently with the portal's purpose.

14. Availability and Changes

The portal may be unavailable from time to time for maintenance, outages, security updates, or other reasons.

The Association may modify, suspend, or discontinue portal features at any time.

15. No Warranty

The portal is provided as a community service on an "as is" and "as available" basis. The Association does not guarantee uninterrupted availability, error-free operation, or that every submission will be delivered or processed without delay.

16. Limitation of Liability

To the fullest extent permitted by law, the Association, Board members, committee members, management personnel, security personnel, vendors, volunteers, and service providers are not liable for indirect, incidental, consequential, special, exemplary, or punitive damages arising from use of the portal.

Nothing in these Terms limits rights or obligations that cannot be limited under applicable law or the Association's governing documents.

17. Changes to These Terms

The Association may update these Terms from time to time. Users may be required to accept updated Terms before continuing to use the portal.
